Texas Instruments has a I2C bus extender that claims it can reach 50+ meters with twisted pair with the proper capacitance. The part number is... P82B715 I2C Bus Extender, or drop the clock rate :-)

'485 is simple and extremely robust.

PLENTY of converters.  if you are going to add a I2C extender, no difference.   TTL to '48s are a dime a dozen
